For a service-area business, the Google map pack is the front door. When a homeowner in Richmond searches for house cleaning, or a facilities manager in Burnaby searches for commercial cleaning near me, three businesses appear above the organic results with ratings, photos and a call button. Everyone else is a scroll away.
We analysed the map-pack results for core cleaning, exterior maintenance and contracting searches across Metro Vancouver municipalities to understand what the top three have in common. The patterns are consistent, and most are within reach of any business willing to run a disciplined local SEO program.
Reviews: volume, velocity and recency
Review count matters, but review velocity matters more. Businesses holding the top positions were not always those with the most reviews; they were those receiving new reviews most consistently. A profile adding several reviews every week signals an active, trusted business in a way that a profile with 200 reviews and nothing new since last year does not.
Rating thresholds are also high. In competitive categories such as house cleaning in Vancouver or pressure washing in Surrey, the leaders sit at 4.7 or above. Falling below 4.5 correlates strongly with dropping out of the pack, regardless of review count.
Categories and services
Google Business Profile category selection is the most under-used ranking lever we see. Cleaning companies frequently list only House Cleaning Service when they also deliver commercial cleaning, carpet cleaning and janitorial services, each of which has its own category and its own search demand. Contractors default to General Contractor when Remodeler, Roofing Contractor or Bathroom Remodeler would match more searches.
The leaders use a precise primary category, add every relevant secondary category and populate the Services section with descriptions and price ranges. Combined with photos tagged to those services, this gives Google explicit evidence of relevance for each query.
Website signals that reinforce the profile
The website behind a profile carries real weight. Ranking leaders link their profile to a landing page that clearly names the service and city, loads quickly on mobile, includes LocalBusiness and Service schema, and displays consistent name, address and phone details. Businesses with a single generic homepage for every service and every city lag those with dedicated service and location pages.
Proximity still matters: a profile ranks best near its listed address or service area centre. Multi-city operators cannot fake proximity, but they can build city-specific pages, gather reviews that mention the city and earn local citations to extend relevance across the region.
A benchmark checklist for Metro Vancouver service businesses
Use the following as a baseline audit. Businesses that meet every item are typically competitive for top-three placement in their home municipality within a few months.
- Rating of 4.7 or higher with new reviews every week.
- Precise primary category plus every relevant secondary category.
- Services section populated with descriptions and indicative pricing.
- At least 30 photos, refreshed monthly, including crew and completed work.
- Weekly Google posts covering offers, seasonal services and completed projects.
- Dedicated service and city landing pages with schema markup.
- Consistent business details across major Canadian directories.
